HomesbyNatacha | October 2025 Market Update
Hi friends,
Fall is here — cozy sweaters, pumpkin spice, and a real estate market that’s showing some interesting shifts! Here’s your quick rundown of what’s happening across the GTA, what national experts are saying, and how it all impacts your buying or selling plans this season.
1. September Market Stats Are In — Signs of a Subtle Shift
According to the latest TRREB stats, 5,592 homes sold across the GTA in September — up 8.5% from last year. New listings also increased slightly, giving buyers more options, while the average sale price dipped 4.7% year-over-year to $1,059,377.
So, what does that mean for you?
We’re still in a buyer-favored market, but things are starting to tighten. With the Bank of Canada’s recent rate cut, more buyers are stepping off the sidelines — slowly but surely.
If you’ve been waiting for the right moment to enter the market, this fall offers one of the best windows of opportunity we’ve seen in a while.
Thinking of buying before the holidays? Let’s chat about timing and strategy.
2. The National Picture — CREA Sees Resilience
Across Canada, CREA reported September sales were 5.2% higher year-over-year, even though prices remain relatively flat. The national Home Price Index was down just 3.4% from last fall — a sign of overall stability despite economic headwinds.
CREA did trim its 2025 forecast slightly, expecting fewer sales as some buyers remain cautious. Still, across most regions (especially Ontario), activity is holding steady.
Bottom line: the market isn’t booming, but it’s balancing — and that’s healthy.

3. Featured REM Insight — “Negotiation Intelligence”
A recent REM Magazine article by Suze Cumming, “Negotiation Intelligence,” hit home for me — and for my clients. In slower markets, pricing and presentation can make or break a deal.
Suze’s advice?
✔️ Price with strategy — not emotion.
✔️ Emphasize what makes your home different.
✔️ Create win-win offers that work for both sides.
That’s the same approach I take with my buyers and sellers — using empathy, data, and creative solutions to get results.

4. TRREB’s Tech Shake-Up — What It Means for You
TRREB recently announced changes to the leadership of its tech division, PropTx, which powers much of the data and MLS tools we use every day. While the review is mainly internal, it’s a good reminder that accuracy matters — especially as tech evolves.
I’ll be keeping a close eye on how these updates affect listing visibility, data accuracy, and marketing tools to ensure your home always gets top exposure.
Pro tip: If your home is on the market, always double-check that details like room sizes, upgrades, and features are correctly displayed online — these small details can make a big difference!

5. CREA Trend — AI and GEO Optimization
CREA recently highlighted how REALTORS® are using Generative Engine Optimization (GEO) to boost their local presence online. GEO helps your listings and posts show up in specific searches like “best family neighbourhoods in Caledon” or “homes near top schools in Orangeville.”
I’m already weaving these smart tools into my HomesbyNatacha strategy — combining tech with heart to help clients connect with the communities that truly fit their lifestyle.
If you’d like to see how buyers are finding homes like yours online, I’d love to show you behind the scenes.
6. Looking Ahead — Q4 Forecasts & Strategy
TRREB expects roughly 76,000 sales across the GTA this year (up 12% from 2024) with prices gradually rising through 2026. CREA’s national outlook is slightly more cautious, but both agree: momentum is slowly returning.
As we move into the holidays, success will depend on timing, preparation, and flexibility. Whether you’re buying or selling, being ready before the rush is key — and that’s where I come in.
Let’s review your plan for 2025 so you’re positioned for success before the new year begins.
